Roof Tiles Painted Properly
INSPECTION
We begin by inspecting the roof for any broken tiles or visible damage. While on site, we’ll also assess the condition of the ridge capping and determine whether repointing is necessary. Any repairs beyond our scope will be referred to a qualified roofer. At this stage, we’ll also assess whether a previous coating needs to be stripped—a rare but necessary step in some cases. This process involves a high-pressure wash to remove the old paint, followed by the application of a sealer coat to prepare the surface before repainting.
rePAIR
We’ll source new matching tiles on your behalf and install them. If the ridge caps require attention, we’ll repoint them to create a fresh, clean seal before painting. Not only does this help protect your roof, but it also enhances the final look — old, crumbling pointing can spoil the finish, even with a brand-new paint job.
Clean
We begin by pressure washing the entire roof using 4000 PSI gurneys to remove built-up algae, airborne dust, birdcr*p and anything else on your roof. Despite common concerns, this process won’t cause leaks when done correctly — leaks typically happen when water is forced upwards & beneath the tile lip – this is a big NoNo. We clean in a careful, top-to-bottom motion to avoid that using cylinder heads. A clean roof is a MUST for proper paint adhesion and long-term durability. For heavily flaking roofs, we’ll spend extra time removing loose paint to ensure the best finish possible.
SEALER COAT
If needed, next will will use a Primer/Sealer combo onto the dry roof that penetrates deep into the tiles and allow the paint to properly stick. A sealer coat is only needed if your roof tiles have never been painted before. Why? Roof tiles are porous, the dry surface will suck up any moisture in the already viscous roof paint too fast leading to a poor adhesion. Much the same way you should not paint over Raw gyprock without a sealer coat.
A sealer acts like a primer, soaking into the porous tile and creating a consistent, stable base so that your roof paint sits evenly and bonds properly. Without it, your expensive topcoat could end up patchy, flaky, or peeling far sooner than expected. One extra step, massive difference.
2 TOP COATs
A properly painted roof should always receive 2 Top coats of a generously sprayed quality roof membrane. We primarily use Globecotes, which is an absolute top performer for Gold Coast weather. Both aren’t actually paint though – they’re waterproof roof membranes which means they’re highly flexible and allow for the expansion and contraction of surfaces. The product is actually manufactured in Brisbane!
